    1. Preheat Oven and Prepare Pan: Preheat your oven to 350°F (175°C). Grease and flour a 9×13 inch baking pan, or line it with parchment paper, leaving an overhang on two sides for easy removal.

    1. Prepare the Streusel Topping:
        • In a medium bowl, whisk together the 1 1/2 cups all-purpose flour, brown sugar, 1/4 cup granulated sugar, ground cinnamon, optional nutmeg, and pinch of salt.

        • Add the cold, cubed unsalted butter to the flour mixture.

        • Using your fingertips, a pastry blender, or by pulsing in a food processor, cut the butter into the dry ingredients until the mixture resembles coarse crumbs with some pea-sized pieces of butter remaining.

        • If using nuts, stir them into the streusel mixture.

        • Set the streusel aside (you can chill it in the refrigerator while you prepare the cake batter if your kitchen is warm).

    1. Prepare the Coffee Cake Batter:
        • In a medium bowl, whisk together the 2 1/2 cups all-purpose flour, baking powder, baking soda, and 1/2 teaspoon salt. Set aside.

        • Reduce the mixer speed to low. Add the dry ingredient mixture in three additions, alternating with the sour cream (or Greek yogurt) in two additions, beginning and ending with the dry ingredients. (Dry -> Sour Cream -> Dry -> Sour Cream -> Dry). Mix on low speed only until just combined after each addition. Do not overmix. Scrape down the sides of the bowl as needed to ensure everything is incorporated. The batter will be thick.

    1. Assemble the Coffee Cake:
        • Spread half of the cake batter evenly into the prepared 9×13 inch baking pan using an offset spatula or the back of a spoon.

        • Sprinkle half of the prepared streusel topping evenly over the batter.

        • Carefully spoon or dollop the remaining cake batter over the streusel layer, then gently spread it to cover the streusel as best as you can (it doesn’t have to be perfect, as it will spread during baking).

        • Sprinkle the remaining half of the streusel topping evenly over the top layer of batter, ensuring good coverage.

    1. Bake:
        • Bake in the preheated oven for 40-55 minutes, or until a wooden skewer or toothpick inserted into the center of the cake comes out clean or with a few moist crumbs attached (avoid hitting a pocket of streusel if possible when testing).

        • The topping should be golden brown and the cake should be set. Start checking for doneness around the 40-minute mark, as oven temperatures can vary.

    1. Cool and Serve:
        • Let the coffee cake cool in the pan on a wire rack for at least 20-30 minutes before slicing and serving. This allows the cake to set properly.

        • If you lined the pan with parchment paper, you can use the overhangs to lift the cake out onto a cutting board after it has cooled sufficiently.
